Tenant Requirements

Every landlord has unique requirements, and while they must operate within legal guidelines, they may impose specific conditions at their discretion. Below are some common expectations you may encounter. Please note that all applicants 18 years or older must submit and pay for an application.

 

Providing Proper Notice

Check your lease expiration date and submit a written notice to your landlord if you do not intend to renew. To maintain a clear record, send your notice via email—paper notices can be misplaced or disputed. Your lease agreement will specify whether a 30, 60, or 90-day notice is required. If you anticipate difficulty finding a new residence, review the terms for month-to-month renewal options.

When to Begin Your Search

Avoid the stress of last-minute searching. Waiting until two weeks before your move-out date can put you in a difficult position. Start looking for a new home well in advance, as most landlords are unlikely to hold a property for more than two weeks post-lease signing. They prioritize tenants ready to move in immediately to minimize vacancy losses.

Navigating the Rental Market

Remember, you’re renting, not buying. While finding the perfect space is ideal, focusing too much on minor details—such as wall colors or floor layouts—can delay your decision. If you're in a time crunch, flexibility is key. Hesitation can cost you—while you’re thinking it over, another applicant is securing the lease.

Income Requirements

Most landlords require tenants to have a minimum combined gross income of three (3) times the monthly rent. Applicants must provide their most recent 4-6 weeks of pay stubs, with additional sources of verifiable income considered, such as:

  • Child support

  • Grants

  • Pensions

  • GI benefits

  • Disability

  • Trust funds

  • Social security

  • Savings accounts

Some landlords may request additional financial statements for verification.

Employment Verification

If you’re starting a new job or transitioning careers, a letter of intent to hire from your employer may be required. This must be on official company letterhead, stating your full name, position, salary/wages, and employer contact details.

Credit Requirements

A credit check will be conducted to assess financial responsibility. Both income and credit history will determine rental eligibility and security deposit amounts. Applications may be denied due to:

  • Previous evictions

  • Outstanding landlord balances

  • Collections or charge-offs

  • Recent delinquencies

  • Open bankruptcies

For applicants with low credit scores or limited credit history, an increased security deposit (typically one month’s rent) may be required.

Criminal Background Check

All applicants 18 years or older will undergo a criminal background check. Any felony or criminal convictions may result in application denial. If you have concerns about your background check, disclose this to your agent beforehand. This allows discussions with the landlord’s agent before you pay a non-refundable application fee.

Rental History Requirements

Landlords may request verifiable rental or mortgage payment history for the past 24 months. Applications may be denied if there is a record of:

  • Evictions or broken leases within the past 5 years

  • Outstanding rental debt

For applicants with limited rental history, an additional security deposit or a co-signer may be required. Co-signers must also submit an application and pay applicable fees.

Renter’s Insurance

Many landlords require tenants to maintain renter’s insurance throughout the lease term. This policy protects against loss or damage to personal property. Your insurance provider must submit the declaration page directly to the landlord.

Pet Policy

Pet policies vary by landlord and may include breed restrictions or a complete prohibition of pets. Common requirements include:

  • Non-refundable pet fees (typically $100+)

  • Additional monthly pet rent ($10-$50 per pet)

Always confirm specific pet policies before applying.

Homeowner’s Association (HOA) Fees

If the rental property is in a community with an HOA, the landlord typically covers the monthly association fees. However, tenants should review the HOA Rules & Regulations, as they may be responsible for any violations incurred during the lease.

Yard Maintenance Responsibilities

Landlords may cover lawn maintenance or pass the responsibility to tenants. Ensure you understand expectations regarding lawn care and foundation watering, as neglecting these duties may result in lease violations.

Rental Applications & Fees

Application fees are typically non-refundable and required for all tenants 18 years or older. Along with the application, landlords will request:

  • A valid driver’s license or government-issued ID

  • 4-6 weeks of recent pay stubs
