Consult Your CPA

Before proceeding with the sale of your property, we strongly recommend consulting your CPA. This ensures you have a clear understanding of potential capital gains taxes and any other financial implications associated with your transaction.

Survey & T-47

If you previously received a property survey, locate the original copy—it may save you money during the sale. Responsibility for a new survey is negotiable between you and the buyer, and costs may vary based on property size. If using an existing survey, a notarized T-47 affidavit will be required, signed by all sellers. Keep in mind, if the title company or lender rejects the existing survey, a new one must be ordered. Preparing these documents before listing will streamline your transaction.

Comparative Market Analysis (CMA)

Your agent will provide a Comparative Market Analysis (CMA) to determine a strategic pricing window for your property. While we aim for top-dollar, overpricing can extend market time and deter potential buyers. If considering upgrades, consult a professional first—most renovations do not yield a full return on investment. Once pricing is finalized, we’ll shift focus to staging your home for stunning visuals and showings.

Showings

The more accessible your home is, the higher the chance of securing the right buyer. Approve as many showings as possible and avoid locking the deadbolt when away—this could prevent agents from accessing the property. For security, never allow unscheduled individuals to tour your home; authorized agents will have access through approved appointments only.

Utilities

As part of your listing agreement, you are responsible for maintaining all utilities until the closing day. Buyers often conduct a final walkthrough to confirm the property’s condition and verify any agreed-upon repairs. Ensure all utilities remain active for their access. We advise scheduling utility disconnections for the day after closing to ensure a seamless transition.

Seller’s Disclosure Notice

As required by law, sellers must complete the Seller’s Disclosure Notice (SDN). This document provides buyers with essential property details, including appliances, systems, past repairs, insurance claims, and utility providers. Complete and submit this to your agent promptly to avoid delays.

Preparing Your Home: Cleaning & Decluttering

Reviewing Offers

We anticipate multiple compelling offers. While buyer privacy is respected, we’ll assist in verifying financing details to the best of our ability. Please note: we cannot verify bank accounts. Once you accept an offer, closing typically takes 30-45 days, or as little as 1-3 weeks for a cash transaction. Ultimately, selecting the right offer is your decision, and we’re here to guide you every step of the way.

Exclusions

Review your listing agreement carefully to determine what conveys with the sale and what you can take with you. Curate a list of items you plan to retain—such as TV mounts, refrigerators, and security systems—and provide it to your EC Real Estate Group agent before your home goes on the market. Transparency from the outset helps prevent misunderstandings later.

Active Warranties

If your home has active warranties—whether from the original build or recent repairs such as a roof or foundation—gather and share these with your EC Real Estate Group agent. Buyers highly value transferable warranties, as they add peace of mind and enhance your home’s appeal.

Professional Photography

Investing in high-quality photography is non-negotiable. Pricing varies from $100+, depending on the provider, number of images, and optional add-ons such as videography. Professionally captured images attract more buyers, while low-quality photos often result in prolonged market time and reduced offers. Since all required documents must be submitted in PDF format, your iPhone’s Notes app offers a seamless way to scan and share files:
