What Is a Home Inspection?

The Option Period is a negotiated time frame written into the contract that gives you the unrestricted right to terminate the agreement for any reason. This period gives you time to:

  • Review the results

  • Negotiate repairs or seller concessions

  • Make an informed decision about whether to move forward

Because the Option Period is negotiable, your agent will help ensure the terms reflect your needs and allow sufficient time to address any concerns that may arise.

What to Prioritize During the Inspection

Most inspection reports contain a mix of minor and major issues. It is common for a home—regardless of age—to have normal wear and tear. Focus should be placed on the following critical systems:

  • Safety hazards

Cosmetic details, such as paint, hardware, or landscaping, are not typically part of repair negotiations and can be addressed after closing.

If your inspection reveals significant concerns, you may choose to request repairs or ask for seller concessions. These requests must be made during the Option Period and documented using official TREC amendment forms.
